Job Description:

Operates, maintains and repairs one or more engineering systems providing the building services required for an operation to function, such as: Mechanical systems, Heating and Air Conditioning Refrigeration, Electrical systems, Emergency Power Generation, Uninterrupted Power Supply (UPS) systems, Fuel Distribution systems, Water, Treatment, Boiler Heating and Plumbing systems. Possess a general understanding of building automation systems. Observes system's gauges, meters, displays for proper operations and adjust as required. Performs preventative and corrective maintenance on system's and their components.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

 

MUST BE WILLING TO WORK SHIFTWORK

 

  • Performs routine operation, maintenance and repair activities for all building systems and equipment, including the day-to-day operational checks
  • Operates building systems independently under routine conditions with minimum direction
  • Executes building service requests, insuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience to client
  • Observe and monitor the operation of electrical and mechanical equipment supporting the facility and facility's critical operations to ensure operating according to specifications
  • Documents work performed as required on work orders or into CMMS system. Annotates and fills out paper documentation on equipment and systems as required.
  • Demonstrate the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and troubleshooting procedures, and instilling an overall level of professionalism in manner and appearance
  • Performs minor small construction and repair projects
  • Ensure efficient operation of all building systems and equipment
  • Perform duties of Assistant Life Safety Director in high rise emergency operations team
  • Assist Building Technician II with administration of CMMS. Perform PM actions
  • Order supplies and equipment as required. Stocks and maintains O&M supplies and materials Code invoices and assist account manager with billing client reimbursable
  • Assists others and performs other duties as assigned.

QUALIFICATIONS

EDUCATION and/or EXPERIENCE

 

High School Diploma plus at least 2 year of advanced technical or related training and a minimum of 4 years of related hands-on experience. License or certification in one critical plant operations Electrical, Emergency Generators, UPS,HVAC or Electrical systems  Proficiency in computer applications and software such as MS Word, Excel, Outlook, BAS or CMMS programs. Knowledge of Tracer Summit or JCI control systems a plus. Must have a valid Local State Class 3 driver's license.

 

LANGUAGE SKILLS

 

Ability to read, analyzes, and interprets general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to read reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public (i.e. excellent verbal and written communication skills).

 

REASONING ABILITY

 

Ability to define problems collects data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. Understands general mechanical and electrical calculations. Demonstrates ability to solve building system problems and perform root cause analysis.

Business Hours:

The company’s workweek begins Monday and ends on Sunday. The definition of “workweek” is the employer designated seven consecutive 24-hour periods, starting on the same calendar day of each week.”.

 

The company’s workday begins 12:01 am to midnight.. The definition of “workday” is the employer  designated consecutive 24-hour period starting the same time each calendar day.

 

The hours of operation for Trane employees onsite at Honda Longmont, CO is: 24/7 - 365 days per year including holidays.

 

First Shift =                 0600 to 1800  

Second Shift=             1800 to 0600

 

The above shifts cover a 24/7 two week work period that includes a one 36 hour and one 40 work week schedule. Shift days may vary to insure 24/7 – 365 coverage. Please consult with your department manager or immediate supervisor for specific details within your department or for future change in shift and hours of operation. Trane reserves the right to modify the shift schedule with advance written notice to employees.

 

WORK ENVIRONMENT

Dress Code

 

Employee are required to wear FR uniforms as a condition of employment, it is the technician’s responsibility to see that a fresh uniform is available for each workday. Uniforms are to be maintained per the clothing manufacturer’s recommendation and kept in a clean and neat appearance at all times.

 

HOLIDAY PAY:

All active full time associates will receive eight hours of regular pay for holidays listed on the applicable year’s holiday schedule as distributed by the local Human Resources Manager. Holiday pay will only be paid for employees who work the business day before and the day after the holiday. Unless a planned vacation has been approved in advance. Trane employees who are assigned to specific client sites, the employee will need to follow the client holiday schedule in conjunction with the Trane holiday schedule.  However, the total paid holidays will be equivalent to ten per year.  If the hourly employee works on a holiday, the employee will receive the holiday pay and the actual hours work pay rate of at 1.5 x hourly base pay. Please consult with your department manager or immediate supervisor for additional questions you may have.

 

MEAL AND REST BREAKS:

Under the State of Colorado Wage Order Number 25, an unpaid meal break may occur for no less than 30 minutes if a workday is at least 5 hours. Paid rest breaks may occur 10 minutes for every 4 hours worked.

 

Meal breaks are unpaid unless the following circumstance occurs: Nature of the site work requirement prevents Trane onsite from being relieved of all duty. Upon this occurrence, meals breaks will be paid.

 

OVERTIME  PAY (NON-EXEMPT HOURLY EMPLOYEES ONLY):

In order to provide the best possible service to our customers and maintain an efficient operation, it may be necessary for you to work overtime.  Eligible employees will receive overtime pay in accordance with federal law, applicable state laws and collective bargaining agreements where and when applicable.

 

Employee classified as a nonexempt will be paid one and one-half times your regular hourly rate of pay for all hours worked beyond the fortieth hour in any given workweek (or after any shorter or more frequent period mandated by state or local law or local practice).

 

Colorado Overtime, under Colorado law, occurs at a daily rate of 12 hours worked and a weekly rate of 40 hours worked. Overtime pay rate is 1.5 the base pay rate. No double time pay is applicable for Colorado Employees.

 

Overtime pay will be calculated in accordance with guidelines of the Fair Labor Standards Act (FLSA) and the State of California Industrial Welfare Commission.  Non-exempt associates eligible for overtime pay shall not work overtime without:

 

                       Advance approval from immediate supervisor before performing overtime work

                       Recording and reporting the exact amount of overtime worked

                       Written signature form immediate supervisor listed approved overtime hours

 

Holidays, jury duty, leave of absence, paid time off, sick time, and vacation time are not included in hours worked for overtime calculations.  Only actual hours worked in a workweek will apply towards the minimum overtime standards.
